I have understood in this forum that we the landlords can put all kinds of penalties on them for stepping out before end of lease?

The idea is selling when your propert has appreciated to have the Equity to buy in other places where markets allows you to buy cheap and grow your portfolio. Quite obvious - but as you say one could also refinance and pull out equity. Just not all of it. 90 percent?

refinancing and pulling out additional money when the rent hasn't increased substantially would depress ROE further down. You may also want to keep an eye on DSCR to make sure you are not leveraging beyond a comfortable level

Brand new construction

What made you interested in investing in this type of deal?

The numbers worked. Brand new construction which should keep the repairs and capex out for a few years atleast

The agent that I worked with for my SFR rentals at columbus, OH recently came up with some options on mobilehome/parks investments. While I am not new to REI, I am new to mobile home /parks investing. Are there any good books to start understanding this niche?

@Bryce Wade what kind of cash flow are you seeing in these areas? From whatever I looked at it seems very difficult even to break even. May be some subdivisions are better? I mainly looked in to Sarasota area
