The only other thing I can offer is to Google the address and see if it has been for sale within the past few years. Won't tell you the condition but will allow you to see the basic house layout at least. I'm betting owner will find a way to let you in or hope so anyway.

Wish I would have seen this yesterday. Made an offer on a Fannie Mae property yesterday which I desire for my personal home. Asking price is $129K and my offer was $124K. In Houston right now the market is very tight and homes are selling above list price more than anything. The potential justifies a higher price but the considerable amt of work doesn't. I know at least 2 others also made offers on the same home yesterday and now wonder if my offer is good enough. First time dealing with Fannie Mae or Homepath. Thanks for the info.

I am still new to this,too but if I stand correct, those buying nationwide are doing so with the guidance of bird dogs who physically go out and take photos, see property, etc. I have met some who will buy without seeing but I assume those are the more experienced investors. I, myself wouldn't place an offer before seeing unless certain I can flip or unload the property in another manner. Contractors in my area do free estimates so I now have some of them willing to be called as needed to give estimates. I prefer to leave things to those who are expert in their areas such as contractors.

I will be keeping my eye on this thread as I am interested in other answers to. Never can have too much knowledge to apply and learn from. Good luck!!!!

We found a deal on a personal home that needs some work done. Mainly wood repair,paint and flooring. Not sure where to start. Im thinking to compose list of items needing work, get estimate for materials such as paint colors, flooring, etc we want then call contractor for bid. Is that correct? The hm id over 4000sf for.$124k. In nice area. How do I determine ARV? This would be ongoing project a few months but livable. Another hm we looked at is fine with only needing bathroom modification but exrerior needs repairs to sauna, gazebo and pool. Very nice victorian style hm. Any guidance appreciated.

Recently while looking to buy a personal residence, I ran across numerous homes in a very desirable area that have recently been abandoned and not yet on the market. I am wondering when running across properties such as these,

a. Is it possible to buy these homes before they go on the market?
b. What process do I take to make an offer for it?
c. Any other advice?

I have been away from RE investing for a LONG time and when I was in it I was pretty much assisting a friend who was a RE Investor but we mainly dealt with re-habs and such. In just a few hours on one day, I located over 35 homes abandoned and now wondering what opportunities are possible with pursuing these homes to sell. Any advice and input is welcomed. In Houston area.
