where to start w rehab

We found a deal on a personal home that needs some work done. Mainly wood repair,paint and flooring. Not sure where to start. Im thinking to compose list of items needing work, get estimate for materials such as paint colors, flooring, etc we want then call contractor for bid. Is that correct? The hm id over 4000sf for.$124k. In nice area. How do I determine ARV? This would be ongoing project a few months but livable. Another hm we looked at is fine with only needing bathroom modification but exrerior needs repairs to sauna, gazebo and pool. Very nice victorian style hm. Any guidance appreciated.
