Thanks for the input and feedback! When I say using it as a vacation home I am talking about probably using it 2 weeks out of the year but I understand where you are going with this Scott. We are definitely using the business side of it as our driving force. Yeah doesnt look like there are any meetups in ND.  So I will try to explore other options or maybe see if there would be enough demand to start one up. 

Hello to all the other bigger pockets members out there!! I am new to real estate investing but have been trying to educate myself as much as possible. The first purchase my wife and I would like to make is a STR so we can also use it as a vacation home. I would then like to pursue buy and hold in small multifamily homes but am not sure about what market to pursue. I would love to know if anyone knows about any groups or meetups in the Minot ND area where i am located to start networking with folks and to start building relationships.

How accurate has airdna projections been to your actual gross rental income been for the year to anyone with a short term rental? For example the number i got was 55k on airdna. When i talked to a property management company they said they projected it to be 30k. Now she said it may a bit on the conservative side but that is almost cut in half. Any ideas or feedback would be much appreciated.
