We have about 1 million in equity growing our portfolio the Dave Ramsey way I have to say it slow and stressful..lol. We would like to cash out refinance up to 500k but I honestly do not know what kind of terms (i.e.30 years or closing costs) and how to close this over our LLC with mostly SFR in it.

Basically I've bedn good at Buy, Rehab, Rent, Repeat....but notice..no refinance.

Any advice or help is appreciated!

@Zachary Ray ehat does that mean? Don't put all your eggs in 1 basket? I mean if you own 1 million dollars in rental real estate and cashflowing 10k per month....what is there to worry about? Please give me a boogie man scenario please so that I understand what the risk is??

@Caleb Brown Started Jan 2018 but researched and saved lots of capital 3 years prior. My strategy is to find wholesale or as-is buy put money and time into rehabbing. Do a lot of work myself to build up forced equity, then hand keys over to a property manager to have them produce. Then I repeat once I have enough for my next purchase.

I am 12 rental properties into our journey. However, I want to meet you multi-millionaires with minimum of 15k-20k per month in net income that can share your journey with me when you look back at 12 please?

We are producing 9500 per month about 6k Net cash flow..yes they are paid off. But we are 49 years young soon to be 50. Want to exit corporate america asap.

Please share your experience...for me it's been lots of work but can see where this might end up in a few years.

I have a single family 3 bed 1 bath rental. Tenants have been there a out 14 months now.

I drove by today and noticed that they installed a window airconditioner in the living room window.

Question: Would you allow this? Please give thoughts why or why Not??

Yeah purchasing a couple more properties...it's a no brainer without the penalty because we have 3 years to pay the taxes on it plus I am growing that money a lot faster than this stupid stock market. 

Tired of waiting around all my life for something that is clearly not gonna happen in the stock market...which is financial freedom. Life is too short to wait around IMO
