As Real Estate Wholesalers we're in the business of finding motivated people. Motivated Sellers are one of they key components to our business as investors. You can always tell when a Investor is not closing deals. 9 times out of 10 its because they don't have enough Motivated Seller leads. Its fairly easy to get the motivated leads calling you. But in order to put a deal together you must understand & learn the sellers motivation.

Why is this seller calling me in the first place? Once you understand and learn the motivation and the needs of the seller, you can structure the negotiation to focus on fulfilling there needs. A seller might need the cash because they can't afford the mortgage because they lost there job. Its possible they might need the cash, because they need to move out of town to get closer to there family member that's dying. There's all type of situations and needs of sellers. It's your job to find out and cater your offer towards there needs.

Remember the Sellers are calling you to help you with there situation. When talking with a seller, don't look at yourself so much as a Real Estate Investor, but as a problem solver. A lot of sellers feel that they have no option or nowhere to go to fix this problem. They want to sell there home, but can't afford to get a Realtor and pay 6% commission, along with closing costs, etc. Real Estate can produce large profits for you, but its also a way to help people out, not just yourself. Always show empathy and listen to there concerns when talking with the seller.

Hey Steve what I would suggest you do is start to close deals and stack up a years salary of what your making now. Then you will be in the position to go from part time to full time. I've been full time investor since May 2010. I can say it was the best decision I made to leave my job. I left without giving a two week notice and having a 1 year old kid to take care of. I didn't have a year's worth of income stacked up in the bank. However I a risk taker. I knew I would have to take massive action to ensure money came in every month. So if I can do it. It's definitely possible. I've flipped a few deals virtually without ever seeing the property, the seller, or buyer. The thing is you need to have a few people on the ground in that area that will help you out. Like someone to take pics, put up bandit signs, someone that can tell you the estimate of repairs needed, title company, etc.

Hey Andre. What you want to do since Texas is a non disclosure state. Link up with a Agent/Realtor to get MLS access. Your going to need it so you can study the market, find out where all the cash transactions are taking place. After you do that contact the previous cash buyers that bought in the past 3-6 months to see if there looking to buy again. Alot of them are repeat buyers.

Jeff No need for a Sales Pitch. I've already purchased Freedomsoft and currently using it in my business to close deals.

Assistant is to organize the leads that come in from direct mail and internet. Make offers, and follow up. Which I used to use Excel like everyone else but Haven't had a need to use it with having the software. As I mentioned before I use mine for organization in running a business. What takes other wholesalers to do I can do it in a less time.

For every wholesaler that has Freedomsoft that has actually Closed some deals and said it hasn't helped them in there business.

I want to hear from you! Not wholesalers that have yet to put a deal under contract let alone closed there first deal. Because this software isn't going to magically find a deal or close one for that matter. There lacking the positive mindset along with Boldness to take action and get out and make it happen.
