@Gaurav Bhasin - I called several credit unions in my target area and found more than one bank that had no seasoning period, and would lend up to 95% LTV (if refinanced in my personal name) and 80% LTV (if refinanced under my LLC). My suggestion would be to call around; the terms offered to you by this institution are not the only options available.

I purchased a duplex @ $131k, no money down, no closing costs, 4.1% interest, 30 yr am, with rents of $825 a piece in Norfolk, VA. Property cashflows after vacancy rate and expenses.

Are there any experienced real estate investors in the Hampton Roads area of Virginia willing to trade a little of their time for mentoring purposes in return for free labor? I'm a new investor, I just purchased my first duplex, and I'm looking to get some real world experience and interaction with the pros. I have NO experience in construction, but I am a fast learner, and I work hard.
