State Farm blew everyone away with same coverage, Farmers was second for me.  Never had to use them. Had American Family before and they were great until I realized how I was spending thousands more a year and that they should be great!!!

the person looking for an apartment gets a realtor to find them a place. Thus the prospective tenant is or should be on the hook for compensating the agent unless you solicited the agent for the business. If you wouldn't have found a tenant otherwise sure give em something as a thank you. This is common sense/goodwill.

I won't do cash for keys.... Some may call it stubborn or pride oriented, but if a tenant can get a way with stealing all that money, ie rent u oaid, damages etc, because that is what it is then shame on the judicial system not the landlord for caring about doing business the right way.

You are actually looking at 20 percent down on non owner occupied and there are a couple banks in lorain county that will loan you the money. Just FYI on the loan for the misinformed....  However if I were you I would stick to homes on the east side or up closer to sheffield or east around chestnut commons. 2 bedrooms easily go for $650 with nothing special just being clean. 3 bedrooms can go up to $800 easily rented as well. You can routinely get these homes in the 25 to 45k range and will never go unrented. Elyria has 55k people living I have a handful of home. I have 5 in these areas that I rent between 625 and 725 and could get more but I like to rent just below the averages on the street so it's quick and they feel as if they are getting a deal. All mine there are 2 bedroom and 1.  3 bedroom. But should you choose to buy a house similar to the one you showed, I would buy in cash or save until you can........  Maybe join LELA, they have a website and are a good group of people with loads of information of which you can also get here.

I have one that claims the tenant only has 3 years of credit history for transunion which is strange because I know she's used the same name because my rental and my own local search shows her name before 3 years and she's 31.

Got it. So that would be annoying getting my rent back in 20 years, but maybe with interest!

so a line threat on the parents home would give me the right to kick them out of their house too and take their house til said rent is paid(which I would probably not do, seems horrible), but like you said that'd make anyone pay up lol. Is that what would happen is that I would gain control of their house?

Sounds good again I agree I would end up the loser here so it would seem. Thanks for the insight. I told them this morning I couldn't let them cosign but I went with another person... Thanks fellas!
