I would take a trip out there and personally inspect the unit. If there is that many issues wrong then maybe you need a new contractor.

Also I never really had a tenant who noticed so many things which might scare me. She noticed somethings which if you don't fix she might be able to sue you for especially since she put it in writing. Paint chipping, Water heater tube missing, mold etc. In my area I would be nervous to rent to someone like this, not saying it is the case here but some tenants are searching out landlord to pay them

Buying one of these currently. Seller owes 10k in back taxes. I am buying for 2k and have a payment agreement set up with the tax lein holder for 15% down and payment plan for the rest. not a bad deal

I have used listsource before and it was not to bad. Now i just check where the tax bills are mailed to on the county website. It is free this way

I use cheap stick on tiles on the floor with glue. Paint the cabinets whatever decent color I got laying around or get it at hd off the 5$ opps rack. 10$ for light fixture. Might paint countertops too or drop in a generic one from home depot. Usually have a few sinks in the shed to use. I dont include appliances. Usually will redo a whole kitchen between 500-800$. It does not actually look bad. I rather spend my money on new windows or a roof or something else the tenant wont usually wreck. Again these are low income places.

Someland lords here that hate the city and are cited for exterior paint violations will paint the houses pink, purple or any other crazy color. Its is not againt and law or code to paint it pink as long as its not peeling. Its kinda funny

Permit not required here to my knowledge ( they never check anyway) I can do myself but my licensed electrian will install four of them for 30$ labor so I just let him do it.

I use cheap ones and have no problems. I usually change out myself but if I have my guy do it he doesn't charge much for the install anyway. I have low income rentals though and they do not tend to take care of anything but if I had nicer houses I would opt for something a little nicer.

I installed a spotlight on a sensor on one of my houses last month. The tenant called me this week and said that the tenant in the house next door said that the spotlight I installed made the electric bill go up on their property and wanted money. My tenant said her gas bill doubled as well and said it was because of the spotlight. Point is I never really believe what a tenant tells me in regards to high bills, I think they just like to waste. My personal home is pretty old as well and is not the best insulated but we were sweatshirts or whatever and are bills arent bad.

Have this problem sometimes. They complain the utilities are to high but then I ll go over in the winter and the door is wide open and heat is set at 90. Some people just aren't to smart

I have 5 units that are rented to sec. 8 . Its not a bad program and the tenants are pretty decent. As long as you fix things when they break its not big deal. Just dont get a bad reputation for being a slumlord and your ok. Also one of my units has a garbage disposal and it has been broken for the last 2 inspections and no one said anything. Also I paint some of my floors in a few properties and they come out quite well. Usually paint with quality paint and do a coat or 2 of poly on top. Much cheaper than carpet and holds up much better when some of these familys have 6 kids and dogs.
