"1st payment may be released to contractor prior to work beginning to offset cost of materials but will not exceed 50% of cost of project. Any money upfront is totally left to the discretion of the lender and can be less than 50%." While this may not suit some contractors, won't all of the bank approved contractors expect this as they probably have worked with type of situation before? Also, would working with bank approved contractors take some of the risk and headache out of working with sub-par contractors?

Thank you all. I'll keep you updated on what I find. I only look in good school zones which knocks out at least D/war zones. If the numbers are right I will consider.

Would it be possible to find a good wholesale lead and instead of assigning it, write up a lease option agreement to take this house as a rental of your own? Hopefully no money down and for 60-70 cents on he dollar. I'm a newbie so I my not be thinking through this correctly. What do you think?

Like Cathrine McNair stated.... Yellow letters. If you have not been listening to the podcast then I highly recommend it. Be sure to check out episodes 12, 21, 67, 71, and 81. Michael Quarles has a ton of valuable insight into this aspect of the business as well as owns a great business that will set out on the right path.(sorry for the plug lol) I applaud you for taking action. Bandit signs are like hitting the bulls eye with bird shot. You'll hit your mark... along with EVERYONE else. You will get the non-motivated, no equity, possibly-already-listed-with-an-agent seller. Well done direct mail is more like hitting your target with a .308 rifle. You can aim for the high equity holders as well as those in a distressed situation. The goal is the least amount of calls with the highest return rate. Also be sure to check with local ordinance. Bandit signs could be illegal  without  proper permits. Say hi to Chicago for me. I miss that beautiful city .

Attractive areas in Greenville and Simpsonville. Downtown Greenville has a lot of potential I believe. A lot of cheap teardowns and spec builds. I drive about 60-80 miles a day in Greenville and surrounding areas for my day job. Kind of like driving for dollars on the company's bill. But yeah we should meet up and pick ac hot hers brain. The upstate Reia meets off of Verde in greenville. They are holding a new members/guest meeting from 6:15-7 tonight. I'll be out there.

I'veo been saving up a marketing budget to send out direct mail. As I delve into these forum posts concerning wholesaling I see more and more people suggesting working with an experienced professional first. I'm seeking a professional wholesaler in the Greenville, SC that I can assist in the day to day. Answering phones, talking with sellers, learning to estimate repairs and allowing this person to scale his/her business. A little about myself. I have grown up with a General contractor and business owner as a father. This being said my repair estimates will be on the more accurate end. I have worked in the service industry as well as in sales in the automotive industry. I hate to say I am looking for a mentor. When I hear that I think "hand out". I'm looking to trade my time and effort for invaluable experience and a possible commission for my efforts. I will be at the upstate Reia meeting tomorrow night. It would be awesome to meet some fellow BP family!

That's correct David. 250 outsourced letters a week. Change my campaign format(yellow letters, post cards etc.) every month as well as message. Update my list every 9 months as to hit everyone at least 9 times. Consistency will be a big player here and I need to be sure I am fully capable of handling that campaign.
