She is an associate I know from another venture we share.

It was 20% roi at first.  But when she asked if I had hard money, she offered 60-80% roi.  I did run the comps and the house is around $550.  This is just would be my first deal if I close this.  I just wanted to run the details by someone before I agreed.

A seller is offering me this.

"I am selling my house $450k - cash buyers only or hard money

This is like brand new 2006 built -we are first owners. No repairs needed. White paint still all throughout since it was built.
