You may want to do a deep dive on Austin to make sure that it is what you want. IMO it is a complete outlier from that list.

Hello John, as mentioned already you will find a ton of information here, mostly good. My go-to advice for people new to this is to network with experienced people. You don't need to pay for a guru or whatever. A lot of people will be happy to share their experiences over coffee or lunch, and there are a ton of REI type events across DFW. You'll get courted by agents, lenders, and course sellers.... but you can also learn a lot and make good connections. Finding off-market deals is part art and part science, but basically be prepared to knock on doors, advertise, or call a lot of people.

Yeah the off-market deals can be the best but typically a lot more work to source them yourself. You can also outsource it to wholesalers, but that will always be a mixed bag.

Where are you looking and how are you looking for them? I have a client with three recent purchases from MLS at a pretty healthy discount to appraisal so it is doable--- but not likely in north Dallas or the highest demand areas. Some off market deals are still happening as well.

Hi Vijaya, welcome to BP. There are a ton of experienced people on here sharing good information. Before buying anything I'd recommend you make some friends in the space and shadow them and pick their brains. Maybe go check out a flip they have going and follow it along. Maybe meet up for coffee to hear about their portfolio and what they've learned.  The other thing you'll learn about real estate investment is that almost everyone thinks they are very good at it. :)

Just my two cents, but your first buy is better off local to you. That way you can be close to it and actually learn.

I'd just add to Bruce's post that reputations and relationships matter as well. There are some shops and wholesalers that investors will avoid like the plague.

Hi Jenna, welcome to BP. There are a lot of resources on here, mostly good! In my opinion, right now the on-market is picking up a little and transactions are starting to unfreeze slightly. My vendor database is a little stale, but I have a ton of experience with rentals/flips and I'm a broker in TX. DM if you want to chat.

Good advice here so far. I'd also suggest considering a group or team to start as well. There are benefits to a well-run team that might come at a cost, but IMO your goal should be to learn as much as possible in the beginning. 

I think it is also important to be clear on what you prefer for your brokerage --- in-person/hybrid/remote.  If you want to chat, send me a DM. I'm a broker and have a ton of experience with flips/rentals.
