@Sid Naik that gazebo would really benefit the tenant but there’s 2 problems: the washer dryer in there or pushed against the weak gazebo walls weakens the wall. In hot Arizona the key to keep cool is thick walls and no leakage of inside temp. That gazebo are normally for topical locations that do not receive such blasting heat like Arizona. Never seen a gazebo in a desert house because they are super poor insulation from the outside heat and temp.

You are correct about rough areas, lack of high paying jobs with the biggest employers are government and universities. No one goes to fresno state willingly with so many other good options for education. The economy is dependent on farming which thrives on low skilled workers and mgmt.

It's cheap for a reason. Also to be blunt, need at least $100k to be in the market so you don't get "rough " tenants or areas. $150k cash will position you in better light to sweater your offer. SFR doesn't work as fast as MFR.

@Samantha Pham $270k and getting $1700 rent is prob ok compared to Bat area but for most of the country, that’s not great or good.

Consider out of state. Consider trusting pros in the area like Property Mgmt.

Fresno is a sleepy giant any this 2021 prob isn't a easy time to find anything near 1%. MFR will be difficult to make work and buying at most valuations will likely mean an additional 4-6 years to pay off a 15 year loan due to a .6% return purchase . Keep searching,

Fresno State may not be the college town you think it would be that gives to the RE community.

Research some more.

@Sean McCarty you’re picking a top city in a top state for investors listed for 10 years. Check all the previous “top cities to invest from 2014-2020” and your 10 years behind. Unless you got $400k cash then Columbus is too pricey. Cincinnati (which is great around the university and stadium) should be on your list because it more affordable than popular Columbus. Be warned about all the talk about deals. Deals are never free. This is a seller market = not an investors market. Suggest you keep looking at smaller towns with less competition.

@Jennifer Walsh you’re doing it right. The timing now is extremely difficult and frustrating because you and other investors are wanting and willing to pickup a property. I have 3 multiplex and can’t find anything the last 6 months that remotely work positively. But I do have to say everyone who has property (like me) are happy that our current holdings are also higher in value. I just have to be more patient and keep focus until there is a better time or opportunity
