Thanks for the response Marica. To be more clear the list is from my hometown in SE Missouri and I have recently moved to SW Illinois for my day job. I know there is a local landlord association in my hometown but when talking to a few of the other landlords they didn't seem to want non-landlords in the loop. I have looked at REIA meetings shortly but it seems that the REIA meetings are geared towards bigger markets, ie St. Louis, Chicago. Do you think these meetings in the larger cities would be beneficial or is there REIA meetings in smaller markets as well?

Hello, BP I have recently acquired a list of all the local landlords and their contact numbers in my area. I am fairly new to REI with only 1 deal to my name (SFR buy and hold ). I am wanting to contact these landlords to see if they have any properties to sell, learn from them, and possibly become partners if the relationship goes well. How would you go about making first contact and how can I make a strong first impression? Also, what are some things I should avoid? I cannot wait to discuss this with the BP community !!!!!!

glad to hear from you. I'm in the process right now of hiring a property manager sign the paperwork tomorrow! Kind of in a dilemma here though when I bought the property I bought it as a five bedroom but just recently realized that two of the basement bedrooms are not legally a bedroom due to the window size kind of a bummer but you live and you learn.My plan right now is to find another place hopefully a quadplex to live in and house hack. when I bought my first house I put 20% down still trying to figure out how I can use that to buy my next property.

Hello, BP!  My name is Michael Davis and I am what I consider an almost real estate investor. I am currently living in the South east Missouri/ South west Illinois area.  I say almost because I bought my first single family home in April of 2017 in(Cape Girardeau, MO 63701) to live in and turn into a rental property. During the business hours of the week I manage a branch of a consumer finance company where I was recently promoted and will be moving to Marion IL 629922. I spend most of my other free time trying to achieve my 2017 goal of the year which is to own a positive cash flow rental property. This is the first step in achieving my longer term goal of creating a buy and hold real estate portfolio that will cover all of my expenses. I first found bigger pockets by listing to the BP podcast! I feel like this really sparked my interest in RE investing. I joined bigger pockets shortly after after and have been reading,listing,watching, and learning as much as I can about RE investing. I want to thank BP and everyone involved for what they do. I am currently looking for other people to talk to about RE investing so all comments are welcome. I look forward to speaking with everyone in the BP community!
