The septic tanks are a big concern for me. Most park buyers now, mostly look to buy parks on city water and sewer.

I have to agree with @Marc Faulkner on this one. This is unfair to the seller. Unless the seller is in some type of lot lease with the park, he or she should be able to sell their home to whom ever they please. In this case, it just happens to be someone who is moving it out of their park. This has only become an issue in the last few years, due to the popularity of mobile homes/MHP's as great investments.

Get a good accountant, and pay your taxes! Don't end up like Wesley Snipes..LOL

I think it depends on the city you live in. The city that I live in, a good school district is a VERY important factor when selling a house.

Building a new mobile home park is just a bad idea. Buying an existing mobile home park is a great idea. The affordable housing industry is a great business model, But the real estate construction business model is not. Stick with existing parks. They are easier, lower risk and - most importantly - infinitely more profitable.
