@ Mr. Perkins - My plan is to get up to speed on Wholesaling Properties and Lease Options right now. Credit can't be used due to oversaturation, so I need more monthly Cash Flow. Provided I can "get" $5K per Wholesale deal while doing 2-4 per month "then" my situation will be more traditionally in line within 2-4 months. Now the Mobile Home thing just got exposed to that this weekend.

Thanks to Kenneth for "setting me straight" LOL! My name is Colden Brown aka Mr. Brown. I work for a Fortune 500 New Home Builder and I'm tired of the effort being expended yet not compensated amicably. Yes my Profile can be taken as Abrasive by some however I just do not have time to play. I am accomplished in fully understanding how to work through difficult deals/transactions.

To Everyone -
I am new to this site and seek additional assistance in handling some of the innuendos of Wholesaling.

@Kenneth - Wasn't attempting to be arrogrant just straight forward due to the fact I have read about 3 hours worth of Thread wherein anyone associated with a "Paid" course are told basically that they were stupid or whatever. Being that I have invested in Numerous Speculative Endeavors which are bearing fruit I just want it to be known that I don't care for negativity, just positive results. I do appreciate you taking the time to respond.

@J Scott - If you know about Wholesaling then by all means please advise, I welcome that, its just that Texas RE Law is Soo Much different than the rest of the Country. Would you know of someone I can connect with here?

Ms. Bowen - A low ball offer is acceptable. Just be prepared for the Counter Offer. He who Speaks 1st Loses. You don't need to show your hand, all he/they can do is say no. If he/they do then simply ask them what they were expecting to receive.

How is it going with your Mentor & Advanced Training you have already received? Which REI course did you complete? How Many do you have left? Have you successfully completed th 3-4 Earned Income Streams, 3-4 Passive and 1-3 Portfolio? If not then how close are you to accomplishing this goal? Did you go ALL in or did you leave the 3 Day Seminar, research then purchase training thereafter?

OK...I just completed the RD/PD Fast Track training here in Houston. Having been in RE here for the last 5 years I know the demand and opportunity exist. By the end of the week I will be set up and have a property or two to work through the bugs. Is there anyone out there that has successfully completed a "Simultaneous Closing" here in Houston?
