Good advice here... and I think the great thing about real estate is you invest based on your goals. Soo if you don't mind a low cash flowing property it's up to you. Run the numbers including the higher taxes until your comfortable. That area of the 215fwy is booming with logistics centers warehouses.

Hey Shane I am just curious what type loan you were approved for? And how does that work? I assume for example: find a home for $70K repair for $10K for a total of $80k then, you'll make make whatever the ARV/Sale Price is right?

Its good to remember even if you don't have all the right circumstances... Or Daddy WarBucks lending ya cash you can still make things happen.

Those were some great tips wish I had done something like that while single. But as you said gonna use what I already have to make money.
