When ever you feel discouraged go to bigger pockets forum and start reading the success stories. Thats what I did. Some times our idle thoughts are coupled with negative comments can discourage us. But reading all the success stories reminds me that this is a goal that is attainable. I come from very humble beginnings but Now I am proud to say I closed on my 1st duplex last week. I plan on adding my success story to the long list of others. Be encouraged nothing good is easy. Happy Thanksgiving to everyone!!!!

I have combed through a lot of articles concerning vacation rentals and the majority feedback I see Is it isn't profitable, PM eats up most of your income, Your lucky to break even.  If I understand correctly it seems as if Vacation Rentals aren't for people wanting to make money but more so for people wanting another home and are looking to offset the cost of owning it. So then the perk is paying minimal every month to own an entire home instead of the entire mortgage. 

I really hope there are more success story's out there of people being as profitable or more profitable with VR than the negative reviews I'm reading about that seam more common place

I love this quote because its so true. I'm a first time and investor and currently in the process of purchasing my 1st duplex.  Fear is natural and helpful . It keeps your eyes peeled for people trying to screw you lol. You can overcome come fear though by Gathering as much information as possible on everything and everybody.

For me by trusting God has a plan for me and knowing that I have come to far in my life to be left how i am at this moment. And then by doing exactly what these people said before me... Marching forward

@Brian Kelley yes it is pending inspection.  Also that Is a good point I'm not sure if she did that or not as far as saying its there

Rather She has it or not I still have to provide it because it says so in the contract. That makes sense but what if I still want to cancel!

So to make a long story short.

My Realestate agent allowed us to sign a contract without having to provide an earnest money check. We went through the inspection and the house has maybe 20 thousand dollars according to inspection. We no longer want to proceed with the purchasing the home but the real estate agent is now pushing us to provide the earnest money check. I can't afford to loose 1000 dollars of earnest money and Im scared I will. What should i do?

The sill plate that sits on top of foundation needs to be replaced. It is approximately 45 feet long.

Question 1. Inspector said house needs to be raised about 2 inches so board can be replaced . How expensive is it to do something like this

Question 2. 

Does all 45 feet need to be replaced or Is it something they can cut and replaced where needed
