I'm not completely satisfied with my lease so I won't send it.  I did want to share something I learned when facing an eviction.  They have 30 days to leave after you have served notice unless it states otherwise in your lease, in which case you can get it down to 7 days.

In Kentucky your certificate of delinquency is in first position in the event of a foreclosure.  You are paid even before the 1st mortgage.  In Boone County (thought it was state wide) interest is 1% a month of the remaining balance.

Welcome! Victory community bank is a great portfolio lender. Talk to John Kinkle, he's the VP. Standard is 20% down on a SFR and 25% on a multi. Depending on the situation he will finance repairs.

I would recommend John Kenkel at Victory Community Bank.  He is the VP and they have a great mortgage business.

One of the first things I learned on BP was to pick a farm that was more specific than my "any good area". After I drew a circle around 300 houses on Zillow it was only about 3 days before my next future rental came on the market. Then, even though I had already rehabbed two houses, I took Brandon's advice to do most of the work myself and to really look at it from the perspective of hiring a GC. So thanks to Biggerpockets I now have a rental in a b area that will prove to be a great investment. With the tenants now moved in, I can now use what I have learned of BP to market for my next investment.
