Thanks-yes this is coming for a stand point of creating the market place- creating the standard in the market-place..
helping as many people as you can- that's the name of the game. Giving is always better than receiving- it's always receives a blessing in return.I think being able to help anyone that comes across in your business, will make it more profitable- share leads share knowledge...help as many as possible...Yeah basicly I was just sharing what you can do to make money with every call that comes in to your business.Not limiting your self to one "motivated seller" think outside the box!

Got another one for you, see if you you relate- one of my
biggest problems in the business was the way I managed My time-can anyone relate? Time management is absolutely critical so learning how to management your time is something to be very aware of, something to work on
Some Examples of Time Wasters:

Constantly checking your email, CHASING real estate deals, surfing the web for the next breakthrough silver bullet product…These are things I did as a novice investor, and I’m sure others can relate. A lot of these what I call “progress killers†are complete waste of time.
Watch your Time and be more productive..

Who needs you, do you even matter in your real estate market?
Okay this kinda of rude but.. lets just say you died. Would people JUST be sad
Or would people actually lose money.. would the people you established business
relationship suffer.

You need to be making a impact on your market, being able to help anyone that comes into contact with you. Be it a buyer, a seller,
realtor, mortgage broker ect. You can put buyers into your properties, your investors
properties and make a marketing fee.

You can refer sellers to Realtors if can’t help them… making a cut, realtor can send you leads, you can split commissions. Or you can send your rent to own buyers to mortgage brokers and make a cut if they qualify .
If they don’t you can sign up for credit affiliate program and send your Unqualified buyers there and make a commission. If they buy the product or use the service.

If you’re making EVERYBODY money, they need you.. The more they need you the More business you’ll get in return. It’s a beautiful cycle. Think about you can make more Money for the people around you. Take some of these suggestions and see how you can maximize your return from your list. Who ever they are Be the rain maker- Make it Rain!!

Check this out..direct mail rocks in getting the phone
ringing off the hook with quality leads. I think targeting absentee owners that owned there property at least 10 years or more) with a personalized merged postcards.

It seems to me that yellow cards work best- but hey, I've sent out the white cards and they pulled well also- but seriously I tried many methods in marketing, but direct marketing takes the cake- oh yeah I used clickbank.com and bought the list of absentee owners from listsource.com- if you agree, don't,or wanna share experiences lets do it- :cool:

Yes I do believe rehabbing is alive and well-but make sure your numbers are right, and you know what your doing!
Yes its fun to make something a beautiful, and make a distressed property, a new home for a family-its the giving spirit thats makes it awesome. But (yes a big but at that)
don't bite of more than you can chew.Exit strategy first-
followed buy careful planning- you can make it happen!

In this current marketplace, I seem to notice that a lot of investors are buying and holding more. Less seem to be retailing their rehabbed properties. Do you think rehabbing and retailing is dead, or should we be expecting a bounce back, or has it been effected at all? Let me know

I’ve been there.. Have you? Have you come to your breaking point? You tell yourself, I never make this Real estate thing to work, maybe you been pushin’ for months or even years, with nothing to show for it, and it seems the Dream starts to fade away? Well We All have, but If you keep going for your goals- learning and growing, you will reach your goal, and you will make this happen. Sometimes we just need someone to tell you to keep fighting- Let me know If this helped anyone.
