If you are going to wholesale the prop, make sure that they price you are offer and the ARV are some where within the 70% rule.

How did you go about estimating repair cost?

Wow this is def a exciting read and has me really motivated to get my first property under my belt. Congrats, and I really learned a lot from this post.

I'm beginning my wholesaling journey and tryng to make sure i have all the prerequisites in order before i start trying to get contracts under my belt. Im in the process of trying to find a titling company and was wondering if investors a good referal to one in the Northern VA area (preferable Alexandria).

I haven't called any of them yet but figured i should start here first instead of combing through the yellow pages calling everyone i see.

Question, if this information is available to the public, then who is to say that she got the information from her job?

Best time to listen to it!! Right now I'm doing a lot of research in wholesaling and flipping houses. Flipping houses would be leaning more toward what I really want to do.

My name is Michael, I really just go by Mike. I currently am a contractor for the Coast Guard doing network engineering. I greatfully stumbled upon this website on my quest to find knowledge on investing in both real estate and the market.

I am new to REI and don't really have any expierence in real estate, but it has been a topic that has interested me for years now. I have already learned so much from this site in just the past few hours and i look forward to learning much more.
