I give my tenants deposit cards. They can go to any Wells Fargo branch or atm and make their rent deposit. They can do it on weekends and at nite. Shows up in my business account immediately and they get a receipt. Bank of America offers this product also and its free.

Sabrina I would offer repairs on the property to add value to seller and use that to credit to seller as down payment... always ask what they plan to do with down payment to make sure it isn't something you have such as a vacation and you are a travel agent .... another car and you are trying to sell yours. You could mentor students as a teacher and their child need mentoring or piano lessons. These are just a few examples but there are many more... just keep thinking outside of the box and you will be giving us a creative idea soon.

I was going to echo what Zach said about buying a property to cover the car payment . If you take the approach that any liability is a waste because you could buy a asset with that money. You will never buy anything or live life. What's the point of investing if you don't use it to enjoy life and all its liabilities. Find a asset that pays for the car and get the wife the car . Then do this for every liability in your life.

If you have that much left over each month . I would do a flip that could pay off the debt for you or buy a property that could make those monthly payments for you .
