Thanks Chris - this is very helpful.  I totally agree that a strong reputation is extremely important.  One of the aspects we were trying to figure out was occupancy rates.

Does anyone have an experience with owning or managing a bed and breakfast?  My wife and I are looking to start this type of business and would love to speak with anyone with experience. 

We current own rentals and do Flips but this type of investing would be brand new for us.

One of my buddies uses Stateline rentals. They also have a Rockford office and we use them for our Rockford properties. I don't have there Elgin number but I am sure you can google it

Karl - If you get this deal under contract please send us the details.

I too am a little confused if this is a condo building or a mulit unit building.  

Who is holding title to the property?

Whenever we have other investors in our deal we are completely transparent about all the numbers and info.  If you are having a hard time getting this info I would be a little bit suspect.

Also will you be coming to Chicago to watch the project?

If I new more specifics I may better be able to answer you - but at the same time a lot of your problem questions are things that need to be figured out before purchasing the deal.

George - that unit is on the second floor - trees block the unit.  As a developer myself I would pass given the floor level or steeply factor this floor level into our number. 

Also monthly HOA dues for the unit are $1,136 per month so not the best building for a rental in my book.

Julece - Do you any good relationships with a contractor?  I would suspect you would be in the $100 to $120 per square foot range (could be less but could be more depending on your contacts). Now a days we analysis many of our jobs on a per square footage basis. A lot of the cost comes in on the finishing material and the type of products you use.
