Hey BP, 

Anyone in Columbus, Ohio know of a lender that will do a cash-out refi of a commercial multifamily property? I am looking for 75% LTV. Unfortunately, my current lender was just purchased by another institution and my loan officer told me to stay away because appraisals were coming in way too low.

@Eric Johnson I want to preface this reply by stating that I did not see your original post regarding your search for wholesalers. You are in a GREAT position, however I can tell you that your price range is way too steep for most wholesalers to work with because most investors don't have access to a large amount of liquid capital like you. In turn, wholesalers will only market to properties under $100k (+/-) because the cash buyers pool is a lot greater. 

My suggestion would be to cut out the middle man [wholesalers] and invest in your own strategic marketing campaign to the properties that would fit your criterion.

Estimated After Repair Value Range: $160,000 - $180,000
Estimated Repairs: $40,000 - $50,000
Estimated Rehab Profit: $60,000 - $80,000

Zach Crawford There are deals everywhere in Columbus. My recommendation would to be to create a targeted marketing plan to identify and acquire off-market properties and/or to establish relationships with local, reliable wholesalers. Good luck and please let me know if you any questions!

FYI: This family has occupied the property since 2011 and plans on staying for the foreseeable future. In turn, the repairs are optional and only needed if the family leaves the premise or if you decide to terminate their month-to-month lease.
