Taron R Colenburg Jr I think it you should definitely have an accurate repair estimate before locking up a contract for assignment because that plus the price of the house and the ARV would tell you how desirable of a deal you have. As a wholesaler thats what you are trying to market to potential investors, and your success will depend on how good your deal is. As far as determining that repair estimate there are some detailed books on flipping, and there is always researching local material and labor prices in your area. But nothing beats experience there I think.

Hi guys, I'm currently living in Cincinnati, OH, and have a single family home which I rent out. I want to continue building my portfolio, but I also want to relocate back to Miami Fl, where I'm from, within the next 2 years. I fear that if I grow my portfolio too large here I will not be able to manage it remotely and would have to sell off prematurely, causing me to potentially lose money. On the other hand, aside from not wanting to delay my wealth building for 2 years, the entry price point for the Cincinnati market is much lower than in Miami, so I really want to take advantage of that while I'm here. What do you guys think? Do any of you successfully manage multiple properties remotely from another state? Thanks! Miguel

Hello everyone,

My name is Miguel Pelegri. I have been living in the Cincinnati area for 2 years now, but my roots trace further south. I was born in Cuba, grew up in Miami FL, and went to school at the University of Florida. I currently work as a process engineer for GE Aviation.

I first gained interest in investing in real estate eight months ago and recently closed on my first buy and hold property. I look to gain more knowledge on different ways of investing in real estate while interacting with others who have more experience than I. I was referred to this site by a collegue who shares my interest in seeking financial freedom via real estate. My goal is to build a large enough stream of passive income to supplant my salary.

I enjoy working out, playing sports, the outdoors, and visiting Miami Beach as many times as i can!
