So, here is my dilemma. I moved to Maine 2 weeks ago and I put my house for sale, which I had for 2 years in Westchester, NY with lots of traffic but no offers. My current mortgage balance is $332,000 (4.1% apr) and the estimated appraisal is approximately $389k. ($8500/yr property taxes). My monthly mortgage is $2650 with PMI and insurance, since I put 10% down with a conventional loan. Current rental rates in the this area is approximately $2750 according to rentometer for a 4br/2ba. Do you think I should rent it out and refinance pulling the equity out to do another deal or continue to sell? Thanks!

You mean 6k/yr and 500/mo. Did you factor in CapEx (even though it's turn key), maintenance (lawn care), property management, utilities etc. I would use the BP rental calculator for obtaining a more accurate analysis.

Hello Chris they are honest tax returns. I have 3 kids and a SFH and travel 100+ miles a day with lots of traveling expenses associated. I am in a position where i have to go with what Travis mentioned regarding finding sellers financing or just pay more taxes and write less off. Thanks for your reply

Travis i do not mind the straight talk. What do you think would be a good amount to claim on the returns in order to qualify for a decent amount to purchase a property worth up around the 300k-400k range? Would FHA be out of the picture? I appreciate your feedback and time.
