I’m a getting my first investment property in Detroit. Let’s just say the area isn’t what I’m used to and picking up cash seems a little risky here. I’ve heard a ton of strategy’s for collecting rent on the podcast but was just wondering what you guys thought is the most efficient way.

Also you and David should have a debate podcast. Pick a real estate topic that you two disagree on and really debate it. Could be something like single family vs multifamily, local vs long distance, whether to buy in this hot market or wait for the correction. I find that debates are a good way for a listener to really see the pros and cons and it is an exciting form of discussion.

@J Scott I loved your breakdown of the economic side of real estate in your latest trip to the BP podcast. You really peaked my interest in the ups and down of the market. Is there any literature that you recommend on the subject?

If you have the ability to hold for an extended period of time it’s probably just fine to purchase now. The situation is rougher for flippers and people that aren’t financially stable enough to hold on to an investment. If it’s a real good deal and the numbers make sense with some wiggle room I’d go for it!!

Hello all, I am starting my real estate investing journey and have capital, some knowledge and a lot of drive. I am however having trouble finding information on markets around my area. I live just outside Detroit and would like to do all my investing (at least at the start) in the state of Michigan. I have my heart set on rentals, preferably multi families. I just don’t know the right place to find stats on things like employment, demographics, average income and family size of a certain market. What is a reliable place to gather this info?
