@Myrna Gourgy I am not sure what the price of a home or the ARV has to do with margins. As youiknow there are 3 components in calculating the margin. 1. Purchase price. 2. Cost of Repairs. 3. ARV. So just mentioning the purchase price doesn't really tell much about the margin. The standard formula that many use in flips is (ARV*70%) - Renovations = Purchase Price. But that usually doesn't work anymore in Nashville, it seems. People are over-bidding, usually as a result of either willing to risk a low margin, or many times miscalculating actual renovation costs.

I  will not buy for sake of doing a deal if the numbers are not attractive. But I guess there are others who do.

@Myrna Gourgy your comments are very interesting. From my personal experience and the experience of everyone else I speak to in Nashville the margins for flips are very tight. Maybe we have different criteria about what is insane :-)

Hi All,

Like many others after reading a lot I am ready to wet my feet. I have 6 rental  investments overseas and have down indirect investments in SFHs in Ohio.I am looking now to do fix & flips in the Nashville area.

I was wondering if there are opportunities in the  $150-250k ARVrange.

I would love to hear from local investors/realtors/lenders etc what is their opinion of the opportunities in this market and where are the neighborhoods/suburbs that would work for me.
