Post: Pre For-closure Tips

Hi all. 

Does anyone have any tips for Pre for closures specifically? I have a list of addresses that I got from someone, I understand I should try and convince for a short sale. Does mailers work for you? Or is there a way you generally find the owners number? In regards to numbers, is there a software or website that can help?

@Blair Poelman Thanks for your advice. Yes, I feel like this will end up being the way we will go. It will give is the chance to buy a lot more properties in a shorter amount of time. I feel it would only be logical if I get a 6 month HM loan, where I know I can refinance in 6 months.

Hey guys,

We are new investors in Troy NY. We recently closed our first deal and we paid all cash for the property and the work on it. Now that we are looking to move on to the next one and we are having trouble in regards to the financing. A mortgage is not an option for us because we would not get qualified. We cannot fund the entire deal ourselves because we do not want to lock up our money. So what is our options? Hard money? Private lending? PS The deals are not that expensive. The most we would pay for the entire thing, purchase price and rehab would be 50k-80k. In order to free up some money, we need to wait until we can refinance in 4 months. Until than we want to be active Anyone have any suggestions?
