Hi There! I have a neighbor at one of my properties, I have asked him if he would do a 99 year ground Lease on the land, he's very skeptical about it, Because he's afraid the market will double and triple And he would like to sell and make big money instead of getting every year rent, what do I tell him to convince him? The second question I have is how do I lock up a deal before he has a chance to talk to other people regarding a lease? He's property will need a rezoning and I would need to invest lots of money to start the process ,and see if it goes anywhere, but I don't ant to do it if he can talk tomorrow to different people and deal with them and I will lose it, please advise.

Hi It depends on the demand and speed, If you should be afraid of loosing the property, but you can try to ask your agent what the highest offer is, but you can only know if he is exlusive agent on this property or his company is exlusive, so if they are exlusive and are telling you the highest offer you know at what number you should come in, and you know how much time you have to negotiate on the deal , If you have no idea, you need to determine if you can risk the deal by comming in lower and you will save money or you will lose the deal, But everything boils down to the same thing depending on the agent if he is exlusive and can give you a good feel, If he is not exlusive give a offer and ask for a counter offer of the seller. In some states it's illegal the agent should tell you at what numbers the other offers are, so you can tell him at my number are there any higher ones, or how is my offer comming in etc.

Hi, I'm selling a shopping mall, Located in CA, can anybody please advise whats the average paying for a broker his commission? Is it as commercial 3% to 6%, or it has to do if the mall is a big one and sells for 40mm? I would like to give a nice pay, Please advise. Thanks so much.
