I've seen some friends use different Business Entities i.e. Realty Trusts, Family Limited partnerships, LLCs & LLPs...

Others load up on Insurance.

Still others strip out all the Equity.

However each requires some expertise and effort:

Business Entities may need Officers, periodic meetings and recorded minutes.

The most comprehensive insurance coverage can result in a claim denial with the wrong words on a recorded report. I always use an Adjuster like Len Theran at ProfLossAdjuster.

The "Stripped Out" equity has to be really Stripped out, in other Iron Clad entities.

I use a combination of all three, mainly Insurance and Equity protection.

Almost a year ago 3/20 I had new Leases with 2-3% increases, then the covid hit and I thought I'd wait a month or two;-)

So now I'm renewing leases with those increases... Mike (Boston & North)

Hey Nathan, I love the 3% annual increase. All too often, I miss an annual renewal (all our Leases are "Tenant @ Will" (month to month), then we have to renew at an inconvenient time i.e. Christmas, April 1st, after a Nor'easter, after something has been fixed, etc

Then it's an emotional thing e.g. "This son of a gun was late (by a day) every single month, let's jack it up!" or "They always send a card with the rent, let's only do 1%" ;-)
