For people that are currently land lords: do you furnish your rentals?

If so, do you find that it attracts a certain type of tenant over another? For example, does it attract more people in their early/mid twenties? My intuition would lead me to believe it does.

Also, how do you go about making the decision to furnish or not?

Landlords in AZ: is it true that you're legally required to disclose your address to tenants, as well as the address of property managers?

Hi guys,

For anyone that invests out of state: what are some criteria you use to begin narrowing down your potential markets? I am just starting my search today and need some advice. What do you look for first to make a short list of locations? Population growth? "Top 15 best places to live" lists? Most landlord-friendly states?

Any advice is much appreciated!

So I've found a property that might be a good deal. However, I won't qualify for a bank loan on anything over ≈$55,000 due to being a college student (low income and debt). What are some ways I can work around this issue?

Hi everyone! My name is Derek and I'm new to the site. Been listening to the podcast for the past 50+ episodes but never really hung around the website. Anyway, I'm 22 and living in MA. I'm looking to begin investing in real estate (buy & hold rentals) as soon as possible, and right now am trying to get a hold of the foundations of investing.
