Found a home in pre-forclosure with potential for great profit margins based on neighborhood comps. The home owner is 8 months past due on payments, about 12.5k in late payments. We went and knocked on the door. They are Spanish speaking and I am not but I am sure they know what we said. Simply asking if they or anyone in the neighborhood was interested in selling their house for cash. They smiled and waved us away but were polite. They said "Not right now" I actually want to help them. If they dont have a plan they could lose their home and I wonder if they are even aware. Is follow up mail the best strategy, or are there any other suggestions on how to approach them again?

I am new to REI but I am a hard worker and very motivated. Feeling like i need a bit of guidance to get started. Where do I access pre forclosure listings? Also what are the best ways to access cash buyers lists that include phone numbers in the contact information? Any suggestions will help immensely. Thank you in advance for your time.
