@Jared Baker thank you for the advice. We will be doing granite and what not in the kitchen so I think you’re right about it looking unfinished with appliances that aren’t updated. Also good point on the microwave!

Hi. I am about to close on my first rental property. There are no appliances currently in there home. Is it better to buy new appliances or used one? And where is the best place to purchase from? Also, would you guys buy a microwave for the tenants or leave the property without one? Thanks!

Hey all! I have my first rental house under contract! The kitchen is gonna be an interesting one to figure out. There isn’t much counter space and we will have to add two cabinets on either side of the stove. My question is for types of counter tops to put in a rental. It’s in a market where rent is roughly 750-800 and homes from 80k-120k. Would it be worth it to put granite in the kitchen or is it better to go laminate? I’m concerned about durability and if we decide to resale I don’t want to have to redo the counter tops. Thanks!

Also, what are yalls thoughts on butcher block counter tops as far as durability as cost?

Hi everyone! I have a question about navigating off market deals and how to approach talking to the owner of the property. I was driving for dollars and found a property that looked abandoned so I copied the address and then searched it on the mls when I got home (I’m a local real estate agent). Anywho, I discovered the home had been foreclosed on in 2016 and the lender currently owns the property according to tax records. It seems like a smaller lender so I’m hopefully I will be able to get into contact with them.

My question is, what do I say or ask them once I do get in contact with them and how would I go about making an offer on a property that is off market?

@Denise Evans it was bought in December (I guess that is when the bank acquired it) then it was listed feb of 2020 and they kept dropping the price and just removed the listing the 7th of this month (I just missed it) and went to auction for a couple of days and no one bid on it. I just assumed since it was listed maybe they would put it back on the market sooner than later since they’ve already tried that once. Or if anything, I could find someone at the bank to talk to to make an offer

@Denise Evans okay thanks you. I might have to read that a few times to grasp it. Also one of the odd things I noticed under the history of the property is it seems that it was listed for sale a month ago and then the listing was removed and then it was put on the hubzu auction site. Is that normal or why would they list it for a couple of month then remove it to auction?

@Jakob Kegel from what I’ve seen on the mls the bank took over possession already and it’s a big bank. I guess I just have to play the waiting game.

@Brett Goldsmith it was purchased by the bank. And it seems US national bank has it. I’ve tried to call but yea. It’s impossible to even find someone to talk to about it.

@Jakob Kegel thank you. Would I still be able to buy it from the previous owner even if the bank has already acquired the foreclosure deed?
