Curious if anyone has info on the new build community in Sterling Ranch.  I have some clients interested in this area and am curious about it since I have never looked there.  This is not really an investment question.  I know this has been in the works for a while and there were some concerns about the water source, but this is now resolved.  Thanks in advance!

Hello all,

I am a Real Estate Broker and a Property Manager.  I currently work for an independent managing broker, but find myself looking for a new company or individual to work for.  I am finding that most (if not all) of the brokerage companies do not support agents doing both buyer/seller representation and property management.  Does anyone know of a company (or independent) that would support this?

Hi Chris,

Welcome!  I would encourage you to learn as much as you can here and find a mentor that can advise you along the way.  I was in your shoes about 6 years ago and RE investing was part of the reason I was able to leave my full time job and focus on building my own businesses.  How much time do you have to focus on this?  That may impact what area you want to concentrate on.

Hi Alex,

I got started out of state.  I would just recommend finding someone that you can trust to find quality places.  For me, it was a work colleague that was starting a property management company.  Starting with a property manager is a good way to go in my opinion as they tend to know the area well and the good deals.

Welcome Ed!  As others have mentioned, Denver can be a challenging market, but there are deals to be had for the patient investor.  My advice is to read up and find a good mentor.

Hi @Demetrius Minos,

I starting property investing while at a full time job.  Luckily, I was able to leave said full time job several months ago, in part thanks to the passive income coming in from my rental properties.  Now I am happily self employed.  As others have said, I would recommend reading, taking a look at what BP has to offer and finding a good mentor.  For me, the mentor was the most important.

Hi Pete,

Welcome!  One of the strategies to consider if you can swing it is to put in cash offers for buy and hold investment properties.  You can still finance these on the back end, but cash is king in today's market and you can get properties for a better price with cash offers.  Something to consider.  Good luck with your move to beautiful Colorado!!
