I have a free and clear house that needs 30-40k in repairs. ARV is in the low 200s. DTI is 44. Credit good. What are my options? Have been turned down for a home equity line by Wells. Thanks.

Hi I am doing business more and more with Section 8 tenants.  I know there are some nuances to this niche, so wanted to see what other landlords and property managers incorporate into their standard applications once they begin doing section 8 business.  Any other tips for screening section 8 tenants would be great.

I think I will check out the restore if I could find a used formica for that cheap that will be great.  At that price a year or two and an hour or two install doesn't sound so bad.  I should probably also look for an off cut stone because with this countertop, we're talking maybe 20 sq. ft. tops, one 7' section and another 1' section, I haven't sourced much as of yet from stone supply houses but I'm guessing if I go into a busy one they might have slabs laying around like this that they are willing to let go of inexpensively.  It wouldn't even need to match.  Building one myself does sound interesting.  I think if I used 3/4 ply (I prefer PT ply on my section 8 rehabs for the solidity/weight of it) and a nice rim for the tile, they aren't going anywhere (I hope).  I have it in my lease that tenant's are not permitted to remove, replace, or repair any items in the unit without landlord's consent... however, I have walked in on some "interesting" DIY projects, some just in time and some too late.  My favorite so far was the broken toilet chain repaired with a surgical rubber glove tied from the pinky to the thumb, which caused the toilet to leak at 5 gallons per minute for days on end... yeah, wasn't too thrilled about that one!

Are those the laminate 8 ft. Countertop slabs that they have in stock at home depot?  If yes, I was going to go that route, but they kept chipping as I was loading and hand ling them.  And they are made of mdf and seemingly cheap materials.  I know my tenants, and I know that I'd be replacing those things every year when they get chipped, cracked, and won't pass inspection.  Flooring has come a long way so I was hoping there was something line vinyl plank but for countertops in a large slab, I.e. something less expensive than stone, but still impervious to water, and tough enough to defend against any abrasions, scrapes, etc.  Any other places where you've found in stock countertop slabs other than home depot?  I'll never use their in stock cabinets because they're so cheap and flimsy, so I was hoping there was something comparable to the rta cabinets but for countertops, because they are made of decent quality material and have more selection.  I have also thought about just getting a big slab of wood from Ikea or a box store or laminating one myself and loading it up with tung oil.  If I got a hardwood slab and put enough coats on it it might last my lifetime.  I'd rather do that than get something I know I'm going to need to replace every 2 - 3 years.

I have come across a house where the owner had passed and the heirs are looking to sell. One of the heirs is in jail, and one is mentally challenged. I have heard from neighbors that the aunt is the beneficiary and in charge of all of the matters of the probate. This is my first time tracking down a probate sale so my questions are how do I find the attorney handling the probate? How do I find out who has the power to sell? Any special contingencies to include in a P&S contract for probate? Thanks.

Hi, I am wondering what are the best heavy wear counter tops to use.  With section 8 rentals I try to go commercial quality when I replace something so there will be less headaches down the road.  Also could use a recommendation for a good double bowl kitchen sink. Thanks.

@Patrick L. Thanks for the suggestion that looks like a very good and well priced option.  I may even consider going for a steel door like this if I can find one that is thin enough to not look odd in the interiors.  They are 6-panel and add a little bit of fire safety which is never a bad thing.  Hopefully they'll have more options for me to look though at the supply house.
