@John Thedford what is the typical interest and term for that? I’m on the same boat. I can get the loan under my name to acquire a small multi but don’t have enough down payment and looking to borrow money from friends or family or other hard money lender so I can acquire more properties.

@David Stevoff did you use the turnkey company? I have been watching the Deteoit marker and really want to jump in but I'm not so familiar with location and haven't found the SFH with tenant in that is at your described price point. Would love to hear more from fellow investor like you :)

Hey guys, what if the tenant is pregnant now but the property wasn’t tested for lead paint before and tenant signed the lease before her pregnancy and get a booklet about it. Do owner still have to test for the lead paint and get remedies?

So My brother owns a condo in MA and the condo association is very dysfunctional and honestly there is only one old man running as the president and he is really sick and nothing has been done. Condo fee is about $180 a month with 13 units total and it's self managed. However, the association hasn't done anything to take care of the building and common area, washer and dryers are broken and no one cares. So as an investor, I would like some advice from you all on how to step in and take over this opportunity? My knowledge in condo is very minimal compared to SFH. Any advice would be greatly appreciated!

How about putting in both traditional 401k and Roth 401k? Lol
