@Chad Anderson I would love to purchase a nice apartment or couple SFH to rent out to bethel students , those people come from all over the world and a lot of them have a good amount of money somehow . I had a couple roommates that were students , odd bunch but from a landlord perspective they have potential to be good tenants.

 Holy crap !! I bet we have crossed paths before haha . I worked at Winco from 11-12 and then joined the Air Force . Miss that town , and especially miss the lake!! Looking to join the Redding Police Department as a backup if my real-estate plans don't work out .

I'm from redding! About 65 miles north of Chico. I was just talking to my wife about maybe going to Chico state after I get out of the military.

I live in Warrensburg and the best I could say is you might be able to pick up a couple military tenants . I work usually 0345 to-1900 and I know a couple guys renting outta independence that leave for work at 0200 in the morning and then work about a 17 hour shift haha.

I appreciate all the advice , I'm at a crossroads to what I want to do with my inheritance . I have been looking at businesses on buybizzsell for a while and a lot of them seem almost too good to be true. I dont know which is riskier taking on a business that would produce a lot better return on my investment or putting it all towards real estate. I'm terrified of letting go of any of the cash I have acquired , maybe I'll let it sit in the bank forever .

let's say a young 23 year old male inherited a windfall of cash ( 1 million ) and wants to team up and use it to Hard lend , how much could be made? Would 100k a year be possible without too much risk ?

I appreciate all the help , i still have under a year left before my enlistment ends. Just want to get a jump-start on my future , I'm more nervous/scared of losing my money than I am of risking my life in the service haha sounds crazy but it's true !

about to get out of the service and at a crossroads. I have saved up a pretty nice chunk of cash that I want to put to work. I'm trying to decide between buying my own rental properties and being a landlord, or giving out private loans. I feel being a hard money lender is going to make me more cash quicker which would be my goal. Anybody have any experience lending and have you had any success?

what kind of advice could you give to a 23 year old with a nice chunk of change to begin investing . I'm excited to start out but terrified of losing all my hard-earned money. I'm very interested in rentals/multi . and willing to relocate to anywhere in the U.S.
