i would have no problem renting to a cop . Actually if I could afford it I would knock 50$ off their rent, I have great respect for anyone law enforcement affiliated being a former military cop myself I know how hard of a job they have . And 99% of them are good people.

I wish I could help , I would love to see some discussion on this one. I've saved up a pretty good junk of change and being only 23 I'm very attracted to purchasing a good business .

get a Ford Focus!! I have a 2012 that I love. 40 mpg highway and around 34 city . And they are cheap compared to most new cars. Mine is front wheel drive and made it through a Chicago blizzard , I will drive that car till the wheels fall off.

My wife was stationed at Ellsworth AFB near rapid city , I would love to live in that Area . She said the black hills are incredible! Not sure how the real estate market is doing though.

Just for the fun of it . Let's say you have $1,000,000 to spend however you wish. 

1. Put 20% down on as many properties as possible and rent out . 

2. Completely pay off 10 homes and be making at least 80k a year in passive income.

3. Buy a business . 

4. Hard money loans/ notes 

Which one would bring the most income a year if I wanted to put the hard work and dedication into it .

I'm gonna sound probably like a lunatic , but after looking at business on bizzbuysell ( I know most of them are probably sugar-coated ) a million dollars could get a profitable business making at least 300k bet a year. Most specifically I have been checking out car washes .

Oregon is beautiful , I'm from Northern California and would love to come up there and start investing in properties. I'm a little timid because of the prices of homes both in California and Oregon .
