Here are 10 tips to help you get started on Bigger Pockets:

1. New to Bigger Pockets? Start Here!

2. Check out BiggerPockets Ultimate Beginner's Guide – This little book is a true gem, and it will give you a good overview of the ins-and-outs of real estate investing.

3. Check out the free BiggerPockets Podcast - A weekly podcast with other successful real estate investors. The podcast is a wealth of game changing information, and entertaining too!

4. Develop your own business strategy and plan How to Write A Kick @$$ Business Plan – A great post by D. Scott Smith on how to write a great business plan.

5. Do not miss out on all of the free resources in the Bigger Pockets File Place – Lots of spreadsheets, example leases, and contracts can be found here.

6. Locate and attend several different local Real Estate Investing Association (REIA) meetings. REIA meetings are the best way to meet and network with local real estate investors, cash buyers, lenders, agents and contractors.

7. Stay away from the “guru” sales-pitch events - They rarely increase your investment knowledge, they merely empty your wallet!

8. Get active on Bigger Pockets by connecting with other Bigger Pockets Members in your area, and engaging on the forums:

9. Make sure you set up your Key Word Alerts – You will receive an email notification whenever someone posts on a topic you are interested in.

10. After you've spent some time on Bigger Pockets, make sure you go by the Bigger Pockets Podcast on iTunes and leave them a rating!

Thank you so much for taking your time in being so informative. I will definitely use all the help that I can get.

Post: 4bd family home turned into a 3bd family house

I'm looking into making an offer on a lovely use to be 4bd single family home, however, it's now a 3bd family house the owner actually made the room into an office but it still has a bathroom in the room. What they actually did was remove the closet and kept the bathroom so it's now a office with a bathroom. So before the change it use to be a 4bd (2 master rooms) because 2 of the rooms had bathrooms. So I'm really having a hard time (being that I'm new to wholesaling) assessing the value to this property. I've done some research and I pretty much been doing comps on 3bd instead of 4, is that right? can someone please help out. I'm really looking to make an offer the owner is waiting on my call.

Wholesaling is simple but it s not easy and being successful in this business takes time. The more time you can put in the faster you will move ahead.

@Ned . Thank you so much for the welcome. And yes I know it's not easy at all and ugh Investors in my area are not so friendly either so yeah I've had my experiences already. I will definitely check out the wholesaling forum a.s.a.p.

I ended up waiting for the wholesaler's assistant to meet me at the house that same day and was able to walk through and check it out. It's been so long ago I don't even remember what the property was actually worth.

Oh o.k I see. lol well @ least you didn't get arrested. I guess we all have our stories.

The answer is all up to you! There are investors on the phone or in the field 20 hours a day, and there are completely passive investors. I think it depends on what your expectations are and how fast you want to achieve them.

Your right Mr.Eric absolutely agree I do spend several hrs daily in doing research or getting to know my market personally.  You pretty much do get what you put in. Thanks for the welcome. Good to be here. Are you an Investor?

I'm sorry I see you're a wholesaler just noticed sorry just getting started.
