I'm also thinking of enlisting Safeguard Advisors to create a Self Directed IRA. I was just curious if you followed through and used them and how was the experience.

Hi All!

I'm new to Realestate Investing and thinking of opening a Self Directed IRA to Purchase my first set of properties.

Has anyone one here worked with Midland IRA (https://www.midlandira.com) and if so what was your experience with them?

Hi everyone, 

Here's my situation. My wife and I both just got promotions and within the next 12-18 months we will be able to put aside approx $25K of "extra cash", should be able to do this on a going forward basis, and are looking to get into passive turnkey real estate investing. We are located in Southern California, but we are looking for companies that specialize in "out of state" investing just because the entry into the CA market is so high. We are NOT looking/willing to pull funds from our 401K's or IRA's. We both have an eye on retiring early and think passive real estate investing might be the best way to go about doing it.

I'm just in the research phase of all this, but what we're looking for is a company that can help us build a PLAN where in the next 10-15 years we are netting a cashflow of $15K per month or more with assets paying themselves off within the next 30 years. Also looking for help in creating LLC's to protect ourselves as well as companies with strong property management ties as well as connections with lenders. (credit won't be an issue, our score is currently over 800).

Honestly I'm very cautious about all of this having never invested in real estate before and $25K is where I'd really like to start. My wife & I work very hard for our money and we don't want to loose a lot incase this all goes belly up.

Post: Bank Owned Properties & Auctions

Hey Everyone,

I discovered www.auctions.com today which lists bank owned and foreclosed properties. They show houses that they are auctioning off (single family and Multifamily). Now I assume that for these properties the Banks want Cash up front, but some of the listing say "financing available".

Here's my question:

In general how hard is it to a) purchase a banked owned property and b) how hard is it to get financing to purchase bank owned properties.

I mean if the value of the home is $500K and there is only $250K outstanding on the loan, how difficult is it to convince the Bank to let you purchase the property for $250K if you can find a lender who will finance you?

James Vermillion - Defintly think I Ultimitly want to Cash & Hold Multifamily Properties & Apartment Buildings but may start with "Bird Dogging" and Moble Homes to learn the ropes. Lest rish to start of with till I'm comfortable with what I'm doing.

Hello Everyone!

My name is Kevin Fintland and I’m seriously considering getting into real-estate investing. I live in Southern California (Santa Monica/South Bay area).

I will freely admit at the age of 40 I’m just starting out and feel like I’m a little behind. Looking for any advice anyone is willing to impart advice my way on best ways to start out. I’m currently reading/following the top real-estate blogs, a few books and studying/trying to figure out the best way to get into Real-estate Investing.

Would love any advice/recommendations anyone has to offer on where I can learn more.

Also, can anyone recommend any good real-estate clubs in the Southern California area that would be good for a beginning Investor.

Definitely looking to increase my networking and possibly find a mentor.
