Real estate investing has provided me with an escape route. An escape from the norm, the "expected", and showed me a path less traveled. It made me think, "why build someone else's business, or dream, instead of my own?" So now I'm minding my own business!

@Account Closed In my opinion, I say that if SFH's are all that continuously show up on your radar, at great prices, I say pull the trigger. If the numbers make sense, and you have the financing (or able to obtain it), go for it. Do you have any properties yet? If not, I'm sure starting with a SFH will be a great learning experience, and when you do walk find a good multi-family deal, you'll be more confident and knowledgeable than before.

That's just how I see it. But if multi's are strictly what you want, then keep pushing.

Thank you for that extended explanation, I appreciate it. Wow, that is an amazing approach, like I said I knew about it, just didn't know of all the benefits it offered. And its a win-win situation correct? You get the property and all the benefits of it being seller financed, and the seller get a down payment, and monthly paychecks for however long.

How was the length of the financing and interest rate decided?

I'm in the same boat as you. I'm 21, which means I automatically get labeled as "inexperienced".

But in reality our age is not a drawback, its more of an advantage, but only if you make it that way by taking action. Just like you I also have nice amount saved up for my age, but I've also built excellent credit. @Jonathan Towell and @James Wise gave great advice. I'm in love with the FHA idea, and also looking into getting licensed as well.

NICE! I love hearing how other people have finally pulled the trigger; very inspirational. I'm almost at that point myself.

Can you explain a little more in depth about the seller finance strategy, I've learned a little about it but I much rather hear it from someone's experience. From my understanding the seller(the aging family member), acts as the bank..correct?
