If you are looking for appreciation you may want purchase near Major institutions, such as Hospitals, Colleges, or Business.

Yes! it is well worth the investment. The  returns far surpasses the average return on a residential property and minimal management (W/proper management placed). Greater returns with clinically managed housing. At a fraction of the initial investment!

Does anyone have any experience with Recovery Residents in Baltimore? There is a great opportunity especially in the Baltimore area with lucrative Income possibilities by making you home a Certified Recovery Residence. Has any investors contemplated that arena?

I think it would depend on your strategy in investing. If you are looking for more appreciation you may want to buy on the higher side and hope for generous appreciation in the future with minimum cash flow. If you are looking for cash flow you may want to go with the lower end that can possibly give great monthly cash flow yet not much appreciation when & if you are looking to sell. 

Some great areas for appreciation are near any Universities, and redevelopment areas such as Greenmount area and Major business such as Amazon. 

Great buy and hold areas are where the block isn't drug infested yet fully occupied homes not a lot of vacant or board ups. For this type housing the range can be on any level, good deals can be found at any price range depending on how you come across the deal.

Hey Jateh, i would suggest hiring a Project Manager. Their job will be to see to it that the project is done and completed on time and give you a person to hold the contractor accountable for the job. By making sure the contractors get paid after they have done the job correctly and give you an extra set of eyes on the contractor.

Hello BP Investors 

I am looking for a private investor to Partner with. I have a property that is now bringing in good monthly income, however I would like to shift gears and upgrade the property to make it a more lucrative dwelling. I am willing to give an investor 10% ROI on a $40k loan over 60 months. The Property is currently set us as a 5 Bedroom house that was rehabbed in 2008. This dwelling was completely gutted and rehabbed with Hvac, PVC Pluming, Upgraded 200amp electrical panel, finished tiled basement coupled with 2.5 baths and 1 car parking pad. This house is currently used as a rooming home and brings in $1,850 a month gross. I would like change my current approach to this housing scheme to make it more lucrative by implementing Supportive Housing. With this approach I can guarantee 10% interest on the initial $40k for 5 years.
