I would stay away from associations if you are a serious investor. The cost is not worth it and you are not in control. Look what happened in the downturn of 2007- 2011.When someone got foreclosed on, that person was not paying association dues until the bank took over. The association needed to absorb all the defaults . Stick with multifamily and s/f homes. I know of a possible private sale of a cash flowing duplex in the first rung suburb of Minneapolis that you may be interested in.

Thanks for the Story. My first question would be . Is the judge on the take? Maybe not, but it is Jersey ! Do you have a move in checklist and pictures that you advertised your rental with?

Derek, I'm also from Minneapolis , Jenn makes some good points. The biggest item I feel to consider is when you own property out of state is you do not have the luxuary of driving by and doing even the small prevantitive maintenance items that will turn into costly repairs . Your management company is not going to do this. They are only going to send out a repairman after the item is broke . Good Luck

Hi , in my state you do not have to accept section 8. You can tell them in person or in the ad. There is nothing illegal about it.

I like to do my own painting also, but it depends on your budget and timeline to get a renter in there.
