Yes, I have seen additional people moved in that are not on the lease, although not limited to section 8. Generally I see much less turnover in the section 8 tenants than non section 8 though.

Hello Karla and fellow Vacavillian!

I am a small property manager and owner. It is my understanding that section 8 is no longer an allowed discriminatory factor in CA since 1-1-2020. What that means is you can no longer tell a prospective tenant that you do not accept section 8.

I have several section 8 tenants and it has been a good experience on my end. Section 8 does not limit what you can charge for rent but they limit what they will pay. The balance must be paid by the tenant. 

From my(landlord's) perspective, the tenant must have the verifiable income to satisfy their portion of the rent. I require 3X the monthly rent. Basically screen as you would any other.

LOL, so the latest in my ongoing Appfolio saga. My buildings fee rates vary as much as 3%. They are undercharging me the management fees by a net of about .5%. Over a years time my manager will be shorted by about $1000.

I debated just keeping my mouth shut, but if Appfolio can't do a straightforward percentage calculation, what else can't they do?

If you are a manager who uses Appfolio, I suggest you verify your fees are correct.

@Rafael Floresta Let me tell you, that report is a piece of work! I honestly don't know why there doesn't seem to be more owners up in arms over that. My complex is 29 units in seven buildings and they treat each building separately.

As far as what management I use, for the properties I manage locally I use a combination of Excel & Quickbooks but I currently manage <25 units so Appfolio is not cost effective.

I am surprised as well. They have been around long enough and are large enough that their accounting should be ironed out. Of course, since I am an owner whose property manager switched to Appfolio, my complaints may fall on deaf ears.

I agree with Rafael, Appfolio accounting is abysmal.

Hello BP Community,

I am a real estate broker in northern CA. I do some property management (<25 units) and some residential brokerage.  I have been investing in RE for the better part of 20 years and have owned several multifamily properties and currently own one out of state that I obviously have hired a property manager for. It is a 29 unit complex with 7 individual buildings that I have owned for the past 11 years.

My manager has just transferred over to Appfolio. I don't blame him, if most of what I have read about it is true, I would use it myself but I am not large enough to make it cost effective at this time. 

Well, I was shocked at the incomprehensible mess Appfolio made of the accounting for my complex. The first owner statement I received had my one apartment complex split into 7 different balance sheets, one for each building. I enter report transactions into Quickbooks for my own records and there is no way to reconcile the two when Appfolio inflicts such a butcher job on the numbers.

I had the manager send a general ledger for the complex and I was relieved to find what appeared to be all the transactions for the property on one report. The relief was very short lived when I discovered the transactions listed building numbers but no unit letters. 

I have complained to Appfolio customer support to no apparent avail. They seem ambivalent about the damages they have inflicted upon me and do not respond to my inquiries.

Has anyone here had a similar issue from the owner or property manager perspective?

What was the solution by you and/or Appfolio?
