Out of curiosity, is it possible to buy and hold with none of your own money to build a passive income portfolio? If not, are there similar strategies?

As A Wholesaler, I am curious as to what apps and software have contributed to the success of other Wholesalers? CRM's, Automation software, anything!

I live in a rural area in Maine and am just a starting wholesaler with my partner. We have concerns about the opportunity to wholesale in this area. A popular area FILLED with investors is Southern Maine ( Portland) but is dominated by those already established. Any advice on how to crack this egg? Or should we look into offsite wholesaling in another state?
