It hasn't had a tenant in it since May 2015, she left it vacant for sale. It has been heated and had the water on since. Would it be ethical to ghost advertise it with her permission BEFORE buying? To see the rate of response and interest in the property?
As for comps, I have looked for comps to do the math myself but  there no comps in the area, or maybe I do not know how to find them.

Jeremy: I plan to lease option it, for cash flow then the big profit when the term is up.  would like to use the built equity in it for line of credit as well for further investment. Then have the tenant pay that down through amortization. Is that ethical? How would that work?

Lloyd: she would like what she was asking for it before which was 74,900 but she tried to sell it at that price for three years, its not going to move. Especially since that value has since decreased to 71,000 (estimated).

She is look for an all at once cash payment. How do I do the numbers to come to an offer that makes sense from an invest standpoint from my side. I, too, am unfamiliar with the strategy you described.

I have a motivated seller that is asking for a cash offer on her property, is not interested in a lease option, and it does not need repairs. What calculation do I use for that specific deal to come to an offer? It has shown time and again that it will make a great buy-and-hold investment. People ask to rent all the time, as well as rent to own, but she is not interested in remaining a landlord.
