@Ben Leary I strongly recommend you buy now.  Having a property for more than a year will give you lots of exit options no matter where you and your girlfriend end up living.  Plus you will have more money and more real estate experience than you do now; both of which are huge boons with your upcoming decisions.

Bring us a deal.

Have your homework done, tell us where to send the check, and let us know when we can expect our money.

The homework is the important stuff.  On the first deal I'm not going to trust a single thing you put to paper/email. So make sure I can verify everything for my underwriting.  Make it really easy, make sure it is profitable for both/all parties, and make sure it actually makes sense in your area.

I just bought a place in Hamilton, OH.  Closed this morning.

We need sales people. We'll give you 10% equity in the deal if you can bring us 100% of the money. There are 2% equity slices available for 20% slices of the money as well. Selling to yourself is fine. You keep the equity for as long as M and A is involved with the deal, not as long as you work for us.

If you have the hustle to wholesale, this is the type of job for you! We provide the deals and you sell them to your network. Each deal has a corporate entity associated with it that you'll own a portion of for the duration of the deal. As an equity partner you will benefit from cash flow, appreciation, and depreciation.

M and A Investing is looking for investors!

We have 2 products at the moment:

  • Our Foundation Fund
  • Long term partnerships

The Foundation Fund is straight forward:

  • 6% interest only return
  • Personally guaranteed by Mike and I. We both have stable, well paying W-2 jobs.
  • Paid monthly

    Our partnership structure is essentially some fraction of:

    • Bring 100% of the money and take 50% of the equity (20% money = 10% of the equity, etc)
    • Also included in this is our 24 month back out clause. If the partnership isn't working for either party Mike and I will buy you out between month 24 and month 48.

    We are set to close on two properties in early December. One is in Farmington, NH, the other is in Hamilton, OH. Both will cash flow nicely and need a bit of work.

      Here is the list of monthly expenses I use.  Did you have a number for each one?

      Taxes
      Sewer and Water
      Trash
      Heat/Utilities
      HOA/Legal
      Cap Ex and Ops (repairs and big stuff and shoveling)
      Insurance
      Mgmt Fee
      Vacancy

      In my opinion your repairs + Cap Ex is too low.  I would budget at least $150/month for these numbers.

      Can the trash bill be moved to the tenant? Moving all operations bills to the tenant is fairly standard practice for SFHs.

      4.3% seems really high for Nov 2020 on an owner occupied SFH. I'd shop this rate heavily.

      The only folks that are going to be able to make any money on a place this tight are contractors.  It is a lousy rental in my opinion.

      When it is fixed up, how much could it sell for to an end consumer?

      This might be a good place to take a $1000 wholesale fee and be done with it.
