I am new to the game, so I need advice...

I found a distressed property owner on Facebook. However, I cannot find her address. I sent a letter to the address on the property tax records, but it was returned. We stay in the same city and have mutual FB friend.

I am positive it is her. I saw her mother's obituary, same person the property was deed to her from. And saw a picture of her in front of the house. Wow!!! I Felt like a super detective/super stalker!!!

Would it be weird to send her an email via FB? I don't want to turn her off before I even get my foot in the door.

@Sarah Hansen I am starting with SFR and will work up to apartment complexes. Buy and hold. I am open to all types of financing and renting arrangements, there are endless ways to structure a deal. My object is zero down deals. I wish you all the success in the world. Sounds like you have a solid plan. And remember, every no is one step closer to your YES! Keep asking...

I am in Central Arkansas. I am sure the markets are very different,  what your strategy and what have you found in your area?

@Andrew Davis and @Dave Visaya thanks guys! I agree there is A LOT a good information. I watch a podcast on ARV the other day. Very informative.

My mode has been, when I have a question, I research. I think will I begin with Brian Adams CPA podcast. I will definitely check your suggested resources. 

One additional question,  I have a relative who wants to rehab and flip. Is there a legalway  around the arms length trantransaction rule so we can work together?

 I am new to the investment/management process and every state is different.  But if the cost of eviction runs $2K, would a solution be to have a conversation with the tenant and offer them a couple of hundred dollars to move out quickly. This will benefit the tenant b/c they avoid getting evicted and will not reflect badly on their credit?

Thanks @Paul Thompson and @Matt LooneyI am going to begin with single family house and after getting a handle on the process and management,  build capital reserves then venture to multiple family units. BUY AND HOLD

How arw you guys finding your deals? I have put a couple of offers in through a RE agent, mostly REO and HUD. No success and no room for creative financing. I have done a small mail campaign. I think I am going to start driving neighborhoods for FSBO.

I went to the investor group a couple of weeks ago it was great! Any suggestions?

Hi @Glenn Thompson! Congratulations on your discussion to start a RE business.  You have a great start, a team and capital.  I would suggest that you not advertise how much capital you are working with. There are a lot of predators out there who would live to take advantage. 

Sounds like you have narrowed the playing field down to buy and hold. I read beginners like myself should start small, single family houses, get a handle on management then work up to multiple units. Are there any investment group in your area?
