I know, eh, I was thinking that as well. Now, something that has since come to light is that it has the house has baseboard heating. Blech! My bad for not catching this right off. If a house has gas air, does that not mean that it is essentially piped for gas heat and you could make the conversion? Not like starting totally from scratch?

I have buyers on my buyer list that I was going to tell about it. But I hear what you are saying. I will ask the question, if any other offers have been received. My contract has a 20 business day clause in it for inspection, etc.

Not to sound dumb, but do you just come right out and ask why it hasn't been selling? This is only my  5th deal.

I put in an offer:

ARV $258,000

Asking 184,900

Rehab None

70% 180,600

Offered $160,000

I am wholesaling the house. 

Rent range $1000 per month

Plus, there is an apartment downstairs that could also be rented out.

The owner wants me to increase my offer, but hasn't said to what. The numbers don't work at 184,900, because I'd like to make $10k. But, if they take into consideration the 6% realtor fee, that brings it to $173,806. The house was a FSBO at 184,900. They are going to list it with a realtor, so as of yet, it is off market. If I were to offer 170K and sell at 180K, I am thinking it is still an attractive deal, right? Any input is appreciated!!

The auction is this week, then upset period and then 30 days, so I'm looking at the end of January before anything could be done. I will call the trustee on Monday to confirm whether or not it was winterized. My neighbour's house was winterized and they put a big sign with yellow tape saying that it was winterized. This property doesn't have anything like that.

Along the same line of questionning, I am wanting to buy a house at the auction. This house has been vacant since May, and I cannot get in or see any pictures of the inside, soI don't know that it has been winterized. I am in Charlotte, NC, and the weather has been chilly, not so much during the days, but at night getting below freezing. The house has no crawl space and is on a concrete pad. I guess because it has been sitiing vacant, the water would be shut off. Comments please.
